Washington Township and Mullica Hill are two of the most popular destinations for home buyers in Gloucester County, NJ. Both offer excellent schools, strong community character, and easy access to Philadelphia and the broader South Jersey region. But they are different in meaningful ways, and understanding those differences will help you make the right decision for your family.
Washington Township has a larger, more suburban feel. With a population of over 47,000 residents spread across a variety of established neighborhoods and newer developments, it offers the amenities of a larger community, shopping centers, recreation facilities, a busy restaurant scene along Sewell Road, and strong infrastructure. If you want the full suburban experience with plenty of conveniences close by, Washington Township delivers.
Mullica Hill, by contrast, has an unmistakable small-town character. The historic Main Street district gives the town a walkable, community-centered feel that is rare in Gloucester County. New residential developments have brought growth, but Mullica Hill has largely maintained its charm and lower density compared to Washington Township.
Both communities offer strong school options. Washington Township is served by the Washington Township School District, which includes Washington Township High School, a large, well-regarded school with strong academics and a wide range of extracurricular programs. Mullica Hill is served by the Clearview Regional School District, which tends to have smaller class sizes and a tight-knit community feel. Both districts are considered among the best in Gloucester County.
Washington Township offers a wider price range, from entry-level homes in Turnersville and Sewell to larger properties in more established communities. Mullica Hill tends to skew slightly higher, particularly in newer construction communities, but the premium reflects the school district, the lifestyle, and the lower density of the area. Both markets offer strong long-term value compared to nearby counties.
Both Washington Township and Mullica Hill offer reasonable commutes to Philadelphia. Washington Township sits closer to Route 42 and Route 55, which are the primary commuting corridors into South Philadelphia and Center City. Mullica Hill has convenient access to Route 55 as well, with slightly longer drive times to the bridges depending on your exact location. Buyers who use NJ Transit should note that neither community has direct rail service, making a car a necessity for most commuters.
If you want more amenities, a wider housing selection, and a well-established suburban community, Washington Township is likely your answer. If you prefer a slower pace, historic character, newer construction options, and a slightly more rural feel, Mullica Hill may be the better fit. Either way, you are choosing one of the best places to live in South Jersey.
